It seems that the Arab world has understood the importance of cryptocurrencies and has decided to fully exploit their potential. According to Coinlaw, the UAE <a href=\"https:\/\/coinlaw.io\/cryptocurrency-adoption-by-country-statistics\" target=\"_blank\" rel=\"noopener\" title=\"\">has<\/a> the highest rate of cryptocurrency ownership in the world. Over 30% of the population holds cryptocurrencies, which corresponds to approximately 3 million users. Similarly, real estate companies allow citizens to pay for real estate with cryptocurrencies. There is no capital gains tax in the UAE. There is <a href=\"https:\/\/taxsummaries.pwc.com\/united-arab-emirates\/individual\/taxes-on-personal-income\" target=\"_blank\" rel=\"noopener\" title=\"\">no<\/a> personal income tax in the UAE. There are also no individual registration or reporting obligations. This means that if an investor sells a cryptocurrency, stock, or tokenized real estate at a profit, they keep the entire proceeds.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"aioseo-tokenization-of-real-estate-in-the-uae\">Tokenization of real estate in the UAE<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">In recent years, the United Arab Emirates has also transformed into an innovative hub for the cryptocurrency world and has allowed, for example, the tokenization of real estate in some emirates. What is it? Instead of the traditional method of ownership, in some countries around the world, tangible assets (usually real estate, but sometimes also works of art or rare items) can be tokenized. This means that a digital token is created, representing a share in the asset. When you own a token, you also own the corresponding part of the property it represents.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In practice, this means that as an investor, you can buy just a small part of a luxury villa or apartment instead of having to buy the entire property for millions of dollars. If they are a small investor (in the range of hundreds or thousands of dollars), they can remotely purchase tokenized real estate in the UAE and pay taxes on it in the Czech Republic. If they have more capital available, they can set up a company and residence in a free zone in the UAE, which costs around $5,000 to $7,000 per year.
